Terms & Conditions

Payments & booking:
Credit or debit card details are required to secure an apartment. The payment is charged at the time of booking and all outstanding bills must be paid upon departure. All major cards are accepted. If the accommodation is paid for by “a third party”, a credit card form is required to avoid fraudulent use of lost/stolen card. Non-arriving guests will be charged for 2 nights. The apartments shall only be occupied as temporary accommodation by the number of people and for dates stated in the confirmation.

Deposit:
Guests are required to provide pre-authorisation of £350.00 refundable deposit on a valid credit/debit card on arrival which will be released after departure. The deposit will be used to cover for any damages caused in the apartments, late departures, fumigation if necessary and outstanding incidental costs. However, guests should be aware that they are responsible for all damages in the apartments, not limited to the deposit amount.

Check-in/Check-out times:
Check-in is after 3pm and check-out before 11am. The provider must be notified in advance if guests arrive after 10pm. Tenants who fail to leave the apartment before 11am, may be charged for 1 additional night.

Cancellation Policy:
1-7 nights stay – 14 days’ notice prior to the date of arrival.
8-28 nights stay – 28 days’ notice
29 nights or longer – 6 weeks’ notice

All cancellations must be confirmed in writing. Cancellation’s made outside the above notification periods, will be charged in full. No refunds will be made for non-arrivals. Non-cancellable/non-refundable bookings are not refunded under any circumstances.

Extension of stay:
If tenants want to extend their stay, they need to contact Reception/Management. Extensions are subject to availability and agreed price for the additional period.

Relocation:
In the unlikely event that the provider does not for any reason, have the required apartments available as per the agreement, they reserve the right to relocate guests to an apartment of a similar standard in the same location. The extra and reasonable expenses incurred for equivalent accommodation (for the first night only) shall be at the provider’s discretion, which will normally be exercised in favor of the guest.

Pets:
Pets are not allowed.

Please note:
The provider reserve the right to refuse access to the apartment/s if, on arrival, the management considers that the tenant/s are under the influence of drink or drug or are behaving in a threatening, abusive or otherwise unacceptable manner. Tenants shall comply with all reasonable rules, including health, safety, and security rules and procedures. Tenants shall not enter areas of the building which are indicated as being closed to the public. The provider shall not be responsible for a death, personal injury or loss/damage to property suffered by a tenant in such areas. For the avoidance of doubt, the provider does not exclude its liability for death or personal injury caused by its own negligence.

Children under the age of 16, must be supervised on the premises by an adult at all times. The apartments have a strictly no party policy and parties of any kind are not permitted. Noise is to be kept to a minimum after 11pm. The apartments are non-smoking. If evidence of smoking is found, a fine will be charged and taken from the deposit.

Travel insurance, Valuables, Loss & Damage:
Guests are recommended to have travel insurance to cover for cancellation, loss of personal belongings and medical expenses. Tenants with valuables should place them in safe provided in the room. The provider will not be liable for any loss of or damage placed in the room safe. In case of any loss or damage caused whilst in the property, it must be reported immediately to Security or other appropriate staff members and shall make themselves available to assist with necessary reports. Property left behind in the apartments will be kept for 6 weeks. All unassigned property will be forwarded to a charity or disposed of depending on value. If articles are sent back to tenants, the postage and packaging fee will be charged to the credit/debit card which was used to pay for the accommodation.

Force Majeure:
The provider is not responsible for loss or damage caused by any circumstances beyond their control during the occupancy of an apartment. This include (without limitation) war or threat of war, civil or political action or disturbance, riot, natural disaster, fire, epidemic, bad weather, terrorist activity (threatened or actual), military activity, governmental or regulatory action, industrial dispute, act of God, failure of power or machinery, failure of or interruption in externally provided services and utilities, and all similar events outside the provider’s control.
