Booking terms

Payment: Credit card details are required to secure an apartment. Outside of the period from 15th June to 15th September 2012, the provider require full pre-payment of accommodation and a security deposit upon arrival. During the period from 15 June to 20th July 2012 there is a minimum of 4 (four) weeks stay and one week non-refundable deposit is required at the time of booking in order to confirm the reservation. Full pre-payment of the balance is required 30 days prior to arrival date otherwise the booking will be released

Olympics Period: During the Olympics period (from 20th July up to 15 September) there is a minimum of 2 (two) weeks minimum stay and we require full prepayment (NON-REFUNDABLE) of accommodation rental in order to confirm the booking.

Credit card charges: outside the summer period your card will NOT be charged at the time of booking but simply used to guarantee the reservation. The card will only be charged if you fail to arrive at the apartment without prior cancellation (see cancellation policy below). Please note that payments made by credit/debit card attract a surcharge of 3.5% for American Express, 3% for Mastercard or Switch/Maestro and 2% for Visa. Payment with a debit card from a UK Bank will not attract any charges but all other debit card will be charged as above

Cards Accepted: American Express, Mastercard, Switch/Maestro, Visa.

Security Deposit: Please note that at check in the provider require a security/deposit of £2000, which is usually an authorization on the guest credit card, but it is NOT DEBITED from the cardholder’s account. It will be cancelled following settlement of any outstanding balance on your bill at check out and after an inventory check out has been made. The amount is held for a short period of time and is automatically cancelled if there are no damages to the apartment

Cancellation Policy:

Outside of the period from 15th June to 15th September 2012:
Notification of cancellation is required 14 days prior to arrival. For bookings cancelled less than 14 days prior to arrival you would be liable for the full cost of the stay unless the apartment can be re-let. Once you have checked in you must give the provider 14 days notice in case of a reduction on your stay or the same policy will apply.

During the period from 15 June to 20th July 2012:
Notification of Cancellation is required 30 days prior to arrival date and subject to re-letting on a short notice. For bookings cancelled less than 30 days prior to arrival you would be liable for the full cost of the stay unless the apartment can be re-let.

Please note that 1 week is non-refundable.

Special booking terms apply during Oympics 2012 – 27 July and 12 August

Apartments 2, 4 and 6 have a sofa bed in the living room and can accommodate 2 extra guests for £100 per week. Apartments 4 and 6 also have a small extra dressing room. The 2 and 3 bedroom apartments have 2 bathrooms. In some apartments a single extra bed can be provided for £60 per week. Baby cot on request £50 per week. Broadband Internet is charged £15 per 4 weeks, which is a minimum fee. Outgoing telephone calls are for guests to use by purchasing their own calling cards

Booking terms

Credit card details are required in order to make a make a reservation.

Payment: 20% of the rent is charged at the time of booking. The amount is non-refundable. Full rent must be received 6 weeks prior to commencement of the booking. Payment can be made by credit card (VISA, MasterCard), debit cards (VISA, VISA Electron, Maestro) or bank transfer. Please add £20 to cover for bank charges. Please also note that there is a 3% fee for all transactions. American Express and Diners card are not accepted

Deposit: £300 is required to cover for any damages made in the apartment

Cancellation policy:

Cancellation more than 31 days before arrival, 20% rent is non refundable
Cancellation between 15-30 days before arrival: 50% of the rent is payable
Cancellation less than 14 days before arrival: rent will not be subject to any refund, regardless of whether or not full payment has been received.

For long terms stays (more than 4 weeks), should a visitor wish to shorten the stay, 3 weeks notice is required in writing. If an apartment is vacated without notice the provider will retain the amount corresponding to the 3 weeks.

Visitors are strongly recommended to ensure they have suitable travel insurance.

TERMS AND CONDITIONS:
2012 London Olympic Games – 27/07/2012 – 12/08/2012

Minimum stay: 5 nights

Payment: full payment (i.e. Balance less deposit already paid if applicable) must be received 90 days prior to commencement of the booking. If payment is not received by our provider the due date, they reserves the right to cancel the booking immediately upon notice.

For bookings made less than 21 days prior to arrival, payment can only be made by card or bank transfer. Payments will be automatically taken using credit card provided.

Payment methods: Visa, MasterCard and debit card (Visa, Visa Electron, and Maestro). Please note there will be a 3% bank surcharge that will be added onto all card transactions. American Express and Diners cards are not accepted. Bank cheques are only accepted if provided more than 21 days prior to arrival date. By bank transfer, we will give the provider’s details at the time of booking. Please add £20 to cover bank charges and quote the booking reference number. To register your booking paid via bank, the provider requires a copy of the transfer sent to them directly by fax.

General: should the provider need to change the booking, alternative accommodation will be offered or a full refund given. They cannot take responsibility for loss of any luggage, valuables or for injury sustained during your stay, whether in an apartment provided or whilst you are out. Therefore travel insurance is strongly recommend

Force majeure: the provider shall not be liable to any person by reason of any delay or failure to perform any obligations due to any circumstances beyond their control.

Amendments: any amendments requested by the client cannot be guaranteed by the provider if there is no availability as per the amendment request. £30.00 charge applies for all amendments.

Cancellation: all requests for cancellation must be made in writing and will take effect from the date the provider receive the notification. Advance payment (deposit) is non-refundable in all circumstances.

Cancellation less than 90 days before your arrival will not be subject to any refund.

Damage & lost keys: the provider requires a £300 damage deposit for each booking either in cash, cleared funds or credit/debit card. If taken by cash or cleared funds, your deposit will be returned to you within 14 days, if taken by card, it is only a preauthorisation on funds.

There are no charges, unless: the conditions relating to reservations, payment and cancellation are not respected. If keys are lost or unreasonable damage is caused in the apartment

Infants 0-2 years = £5.00 per night, children from 3-10 years = £10.00 per night,
10-16 years = £20.00 per night and 16 + years = £30.00 per night. Maximum capacity of extra beds and baby cots in a room is 1. All Prices for extra beds are inclusive of VAT

Additional Linen Changes = £8.00 per change per apartment
Additional Towel Changes = £8.00 per change per apartment
Additional Maid Services = £48.00 per clean per apartment

Booking terms

To book an apartment the provider require credit card details and full payment will be taken 7 days prior to arrival.

Cancellation:
Stays 1-7 nights – 7 days notice prior to arrival
Stays 7-28 nights – 14 days notice prior to arrival
Stays 28+ nights – 28 days notice prior to arrival

All No shows are subject to 100% charge of original booking value.

Deposit: £250 including VAT is charged 7 days prior to the arrival to cover against damage to the apartment or its contents. This deposit will be refunded within 7 days at the end of rental period provided there are no claims. However, the amount does not limit any subsequent claim for loss or damages by the provider against the guest

Booking terms

Payment Policy:

Credit card details are required and a deposit is taken to guarantee the booking. GBP100 per apartment for booking of less the 4 weeks or the equivalent of a full week’s rent per apartment for bookings of 4 weeks and more. This charge is non-refundable and will be deducted from the total bill on arrival.

Payment can be made by cash, travellers’ cheques, credit cards (Visa, MasterCard) or UK debit cards. Please note that payment by credit or debit card is subject to a surcharge of 3%.

Cancellation Policy:

Cancellation notice must be given in advance in a written form sent by fax or e-mail by the person who originally made the reservation. The provider cannot compensate for cancellations due to bad weather, illness, and changes in travel plans or travel delays. A travel insurance is therefore highly recommended.

Cancellation fee will be debited automatically from the credit card provided to secure the booking following a written cancellation notification. In case of “No Show” and/or in the case where no written notice for cancellation is given, the provider will automatically charge the full amount of the booking. The amount due will be debited from your credit card without prior notice.

Fee – specified below are the maximum penalties incurred in case of a cancellation. These are set in relation to the length of notice give; if circumstances allow a lower charge then the maximum will be taken, but this is entirely to the management discretion.

Bookings for 1 or 2 apartments for less than 5 weeks:

Cancellation more than 30 days prior to arrival: 100 GBP (non-refundable deposit)
Cancellation 29 to 15 days before arrival: 30% of the whole stay
Cancellation 14 to 4 days before arrival: 50% of the whole stay
No show or cancellation 3 days before arrival: whole stay charge

Bookings for more than 2 apartments or for more than 5 weeks:

Cancellation more than 30 days prior to arrival: 30% of the whole stay Cancellation 29 to 8 days
Before arrival: 50 % of the whole stay No show or cancellation 7 days before arrival: whole stay charge

Reducing the number of nights:

Over 15 days prior to arrival: 15 GBP/nigth (admin fee) 1 to 15 days prior to arrival: 1/3 of 1 night’s price/night

In the unlikely case where the provider has to cancel the reservation (for varying reasons from water damage to unscheduled building works) they will inform you and attempt to re-accommodate in a suitable accommodation of their own at a price equivalent to the original agreed. In any case they will not be held responsible for any extra costs the client bears over and above the original price agreed in securing alternative accommodation.

When re-accommodation is impossible the provider will issue a full refund to any payments made.
