Booking terms

Credit card details are required to make a reservation and the rent is charged at the time of booking. For bookings of over 14 nights only the first 14 nights rent is payable in advance with subsequent rental being due fortnightly in advance or by negotiation.

Cancellation policy: Bookings of 1 – 6 nights should be cancelled no later than 4pm on the day prior to arrival. Bookings of 7 nights or longer should be cancelled not less than 7 days prior to arrival. Later cancellation results in the 1st night being charged. A £25 administration fee will be charged for all cancellations

Booking terms

Reservations:
Apartments must be booked in advance (minimum 24 hours) and secured by credit or debit card details which must be the card belonging to the guest. Confirmation of your reservation will be confirmed in writing by email. The provider reserve the right to decline any reservation, both during and after booking, that causes us significant concern, with any refund in such circumstances being at our discretion

Cancellation Policy:
Cancellation in writing within 7 days of first nights stay – full payment for all apartments and nights booked.
Cancellation in writing 8 – 14 days of first nights stay – 75% payment for all apartments and nights booked.
Cancellation in writing 15 – 28 days of first nights stay – 50% payment for all apartments and nights booked.
Cancellation in writing 28+ days of first nights stay – Any deposit paid through VisitScotland.
Cancellation fee may be waived if the accommodation is booked for a future date within 3 months of original booking

Stag, hen and party groups are now allowed in the apartments

Payment:
Payment must be made in full prior to, or on check-in to the apartment and can be made with any major credit/debit card, cash or personal cheque. Credit/debit card details will be requested even from those guests paying by cash/cheque to provide us with security against any damages, or other expenses incurred during the course of your stay. (see also damages)

Check in / Check out:
Guests may check in from 2pm onwards and will be greeted by a member of staff on arrival who will provide a short tour of the apartment and explain its facilities. Earlier check-in times may be possible but must be confirmed with the provider at least 24 hours in advance of arrival. They accept no responsibility for guests arriving before 2pm without prior agreement. Under normal circumstances the latest check-in time is 10 pm (for personal health, safety and security reasons). This time may be extended by prior agreement with the provider preferably 7 days, and at least 24 hours, in advance of arrival. The provider will make every effort to check-in late any guest delayed by air, rail or bus services, though we ask that, as far as possible, the guest makes every reasonable effort to communicate any expected delay to the apartments at the earliest opportunity. We reserve the right to decline any late check in on the grounds noted above. Where we decline a late check-in, the guest will remain liable for the cost of the apartment for that night and will be billed accordingly

Check out time is 10 am on the day of departure. This time may be extended at the discretion of the provider and any requirement for an extended check out time must be indicated by the guest on arrival. Unauthorised extension of check-out times may be subject to a charge up to the full standard price of one night’s reservation for the apartment.

Occupants:
For health and safety reasons, only persons notified to the provider prior to arrival may occupy the apartment. The number of persons permitted to occupy the apartment is limited to the number of beds available and this limit may not be exceeded, other than with the express permission, eg. where a family of 5 (2 adults, 3 children) require a two bedroom apartment which only has beds for 4. In such circumstances the provider would seek to make arrangements to accommodate this booking. The inclusion of any unauthorised guest for an overnight stay, in an apartment will lead to additional charge of £100.00 + VAT per night for the full duration of the booking. Where a 1 bedroom apartment is requested by the guest and a 2 bedroom apartment is provided, the 1 bedroom rate will apply as long as the 2nd bedroom is not used during the reservation. Should the 2nd bedroom be used, an additional fee of £50.00 +VAT per night for the full duration of the stay will be charged to the credit/debit card supplied at check-in. If a guest wishes to make use of the 2nd bedroom it is their responsibility to communicate this to the provider at the earliest opportunity and preferably no later than check-in. Otherwise, the additional guest will be regarded as unauthorised and the £100.00 +VAT per night charge will apply for the full duration of your stay.

Smoking:
As with all public buildings in Scotland, no smoking is permitted within the apartments or the block therein. The provider reserve the right to charge a £100.00 deep cleaning fee for any breach of this policy.

Apartment Unavailability:
In the unlikely event that the provider is unable to provide you with the apartment originally booked, the provider will endeavour to relocate you to another apartment within the company at no additional cost. Where this is not possible, and no other apartment is available (for example, see Force Majeure), they will provide our guest(s) with a full refund and assist, as far as possible, in identifying alternative accommodation. Their liability for this does not extend to any transport or other costs associated with the change of accommodation.

Damages and other costs:
Apartments should be left in a clean and tidy condition, subject to fair usage, prior to check out. Any damage to the apartment must be reported to the provider immediately. Guests are liable for the cost of any damages, be they negligent or malicious, and will be billed accordingly using the credit/debit card details provided on check-in. Any interference with fire alarms or fire fighting equipment will lead to a £500 fine for endangering the safety and security of guests and to cover the provider for any fine incurred for falsely calling out the fire service. Lost or damaged keys will be charged at a minimum of £60 to cover the cost of replacements, new locks and locksmith call out charges. Guests will also be charged for any items removed from the apartment at the end of their stay without authorisation.

Call outs:
The provider will endeavour to respond quickly to guest call outs to rectify problems relating to heating, plumbing, electricity supply and telephone. Where this is an emergency, they will seek a local tradesman or appropriate engineer to be on site within 24 hours, though during local and national holidays this may prove difficult. In such cases, they would offer to relocate guests to an alternative apartment. Where a call out is not an emergency, they will provide the said service at the earliest opportunity. It is the responsibility of guests to check that heating and hot water supplies are working within 1 hour of entering the apartment and guests must inform the provider immediately should there be any defect in these services. Where a problem is identified in these circumstances the same conditions will be applied as above.

Lost property:
The provider cannot be held liable for any property lost or damaged by guests during their stay, be this in the apartments, car park or held by reception at the request of the guest. They provide personal safes at no extra cost for the storage of valuable items. Lost property found in the apartments after guests have checked out will be retained for 14 days, after which time the items will be passed onto charity, or if not suitable for re-use will be disposed of, if they have not been reclaimed.

Force majeure:
The provider do not accept liability or pay compensation for any loss, damage or expense where our obligations are prevented or affected by reason of Force Majeure; namely any event which the provider could not, even with all due care, foresee or avoid – such as war or threat of war, riots, civil strife, terrorist activity, epidemic, pandemic, industrial action, natural or nuclear disaster, fire, adverse weather conditions, closure of airports or ports, technical problems with transport, governmental action and all other similar events.

Complaints:
The provider will make every effort to ensure the apartments are of the highest standard before, during and after our guests have stayed. Should you have any cause for complaint please contact the Customer Relationship Manager or General Manager and they will endeavour to rectify the problem to your full satisfaction.

Booking terms

To make a reservation the provider require a credit or debit card details. MasterCard, Visa, American Express, Maestro, JCB, Electron and Diners Club are accepted. Guests are required to complete and return a credit card authorisation form before their reservation is made. The balance will be charged to the same card account unless otherwise requested. 1.8% card fee is charged for each transaction for personal credit cards and 1.95% for commercial cards. Alternatively payment can also be made by bank transfer with bank fees payable by the guest. Rent is charged at the time of booking. Bookings for more than 1 month will be charged on a monthly basis. The provider reserve the right to cancel any reservation if payment has not been paid 28 days before the date of arrival

Amendments to bookings: any changes made once a reservation has been confirmed, will incur a charge of £30. Amendments made less than 28 days before arrival will be treated as a cancellation, unless the duration of stay is extended.

Cancellation policy: 29 nights prior to arrival in which case the deposit will be refunded. If you are unable to give this length of notice, the full cost of the booking may be charged. A refund may be made at the discretion of the apartment’s management, if the property can be rented to other guests. No refunds will be made for non-arrivals, late arrivals or early departures. Clients are recommended to take out adequate travel insurance.

Security Deposit: on arrival, guests are required to provide either a credit card imprint or a cash deposit to the management of the apartments. Any breakages, damage or additional charges incurred during the stay will be deducted from the deposit or billed to the card. All charges must be settled in full before departure.

Arrival & departure times: please note the check-in and check-out times for your apartment on your confirmation. If guests require an early check-in and / or late check-out, we recommend booking the apartment for the previous and/or following night. Luggage storage is available for early arrivals.

Liability: there may be occasions where, because of circumstances beyond the provider’s control, they need to amend prices or change accommodation at short notice. If this cannot be avoided, they will use our best endeavours to inform guests of any such change before arrival.

Booking Terms

Credit card information is required to make a reservation.

Cancellation prior to arrival: for stays of 1-6 nights, notice of cancellation is required, in writing, 72 hours prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the full cost of the booking.

For stays of 7-27 nights, notice of cancellation is required, in writing, 7 days prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the cost of 7 nights.

For stays of 28+ nights, notice of cancellation is required, in writing, 14 days prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the cost of 14 nights.

Cancellation following arrival: 1-6 nights – no cancellation. For stays of 7+ nights, notice of early departure is required in writing, 14 days prior to the guest’s new departure date. Please note: you may be subject to an increased rate band (see below) should your final length of stay be shorter than the original booking period.

Deposit & Damages: whilst a deposit is not required, guests are responsible for any damages caused during their stay. If the apartment cannot be rented out due to damages, the provider reserves the right to charge guests for lost income whilst the property is being repaired so it can be deemed fit for purpose. The person who made the booking (and guest) will be kept informed of these potential charges and documented & photographic evidence will be available. These charges will be billed to the original booking credit card, unless other arrangements are requested at the time of departure

Extensions: if your initial booking is for 28 nights or less, all requests for extensions will be subject to availability. All other lengths of stay require 14 days notice to guarantee and extension

Booking terms

Credit card information and a signed booking form is required to confirm a reservation. The full rent will be debited the card for all stays of less than 1 month. For stays of more than 1 months, the first month is charged prior to check-in and the card will be charged on a monthly basis.

Deposit: the credit card details will be held as a guarantee to cover any loss and damages. An inventory list will be given guests at the time of arrival and this will be checked on departure. Smoking in the apartment will incur a penalty fee of £100 plus VAT.

Cancellation Policy: cancellations up to 48 hours prior to check in is free of charge. If no notice is given, 50% of the total stay will be charged. 7 days notice is required for early check-outs. No shows will be charged for the full stay.

Parking: parking is located in the basement car park. Vehicles and belongings are left at the owners risk. The apartment provider cannot accept any responsibility for loss or damage

Booking terms

Payment Terms & Deposit: Credit card details are required to secure a reservation and full payment is charged on arrival. Guests will require a credit or debit card for authorisation in the sum of the first nights’ accommodation. Guests who do not have a credit card will be asked for a cash deposit which will be refunded upon inspection of the apartment at the time of check out. The apartment provider reserve the right to pre authorize guests card prior to arrival.

Full payment is due on arrival with the exception of peak dates such as Grand National weekend were a deposit may be required. Payment is accepted by American Express, Visa, Visa Debit, Maestro, Solo & MasterCard. Amex card is subject to a 3.5% surcharge. Diners card is not accepted

Cancellation Policy: notification must be given minimum 3 days prior to arrival or the rent for the total stay will be charged in full.

Terms & Regulations:
The apartment provider DO NOT tolerate unruly behaviour or excessive noise. Guest that are unwilling to respect the “house rules” will politely be asked to seek alternative accommodation and leave the premises. No refund of the rent will be given. Non residents are not be permitted to the apartments after 9pm. All guests under 21 years must be accompanied by a paying adult. Stag parties are not accepted.

Group bookings: 8 or more guests are considered a group booking and permission MUST be given by the apartment provider prior to arrival.

Unreturned keys or fobs: will be charged £5 per key and £100 per car park fob. Unreturned Internet USB sticks will be charged at £150.

Non-smoking policy: The apartment building is non-smoking and smoking is strictly prohibited. A cleaning charge will be charged to the credit card given to reserve the booking if anyone are found to have smoked in the apartment. Guests are expected to leave the apartment reasonably clean, tidy and treat these luxury apartments and the interiors with care and respect. If the apartment is deemed to be left in an unacceptable condition your card will be subject to excessive cleaning charges.

Check-out is 11am Monday to Thursday and 12 Noon on Saturday & Sunday. Late check out is possible subject to availability and must be pre arranged. Guests who fails to check out before these times will charged for an additional night.
