An extra bed can be provided in most of the apartments for an additional charge of £5 per night plus 17.5% VAT. All beds can be provided as double or single. A baby cot on request cost £5 per night

Booking terms

RESERVATIONS
Reservations are only confirmed on receipt of credit card details. An advance payment of 1 week rent or full payment if less than a week is required, at least 3 weeks prior to arrival date. The outstanding balance is payable on arrival. Firm dates of arrival and departure must be stated. Every endeavour will be made to accommodate guests wishing to extend their stay but no guarantee can be given.

CANCELLATIONS
The cancellation policy is that if notice of cancellation is received 3 weeks before commencement of stay, the deposit will be refunded, less a cancellation charge of 15% of total rental. Where less than 3 weeks notice is given, no refund will be made, unless the accommodation can be re-let

ARRIVALS & DEPARTURES
Apartments must be vacated by midday on day of departure. Late check out is only by arrangement. Arrivals before 9 am and after 6 pm must be arranged in advance. Apartments are not generally available for occupation until 2 pm. If you anticipate arriving early morning and prefer immediate access to your apartment, we suggest you book from the day prior to your arrival. Luggage can be left with reception.

BREAKAGES
An inventory will be made on the morning of the departure, and any damages or breakages will be charged to the occupier.

TELEPHONES
Local calls are charged at a rate of 0.80p per minute plus vat. International calls & calls to mobiles vary in price. Guests are asked to visit reception upon departure to settle their phone bills. Early morning departures are to visit reception the day before departure.

The Management reserve the right to vary the Terms & Conditions without prior notice in exceptional circumstances

The minimum stay in the apartments is 1 week. Shorter bookings can be accepted within 2 weeks of arrival. The living room has a sofa bed suitable for 1 adult or 2 children under 12 years

Credit card details are required to guarantee an apartment and the rent is due 7 working days prior to arrival

Deposit: a pre-authorisation of the guest’s credit card for £200 will be taken to cover for damages and unpaid telephone charges

Cancellation Policy: 14 days prior to arrival

Extensition of stays: extensions will require a new reservations for the additional dates, subject to availability and prevailing rates.

General: guests are responsible for the keys to the apartment. Any loss will be subject to £100 charge.

Booking terms

Credit card information is required to secure a reservation, no matter which method of payment is selected. Provision of credit card details are essential to secure any liability in respect of supplementary services, such as telephone calls or other services. Rent will be charged at the time of booking subject to a fee of 2%. For American Express the fee is 2.95%. For international bank transfers there is a service charge of £15.

Cancellation:
For stays of 1-6 nights – notice of cancellation is required, in writing, 72 hours prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the full cost of the booking.

For stays of 7-27 nights – notice of cancellation is required, in writing, 7 days prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the cost of 7 nights.

For stays of 28+ nights – notice of cancellation is required, in writing, 14 days prior to midday on the day of scheduled arrival, to avoid a cancellation penalty equal to the cost of 14 nights.

Early Departure:
For stays of 1-6 nights, the full cost of the booking will apply irrespective of the guests early departure. For stays of 7+ nights, notice of early departure is required, in writing, 14 days prior to the guest’s new departure date.

Please note: you may be subject to an increased price should your final length of stay be shorter than the original booking period.

Extensions:
If your initial booking is for 28 nights or less, all requests for extensions will be subject to availability. For all other lengths of stay, 14 days notice is required to guarantee an extension to a current stay. Extensions requested less than 14 days in advance are subject to availability.

Damages:
While the provider does not charge a deposit, guests are responsible for any damages caused during their stay. If the apartment cannot be let due to damages, the company also reserves the right to charge guests for lost income whilst the property is being repaired so it can be deemed fit for purpose. The person who made the booking (and guest) will be kept informed of these potential charges and documented & photographic evidence will be available. These charges will be billed to the original booking credit card, unless other arrangements are requested at the time of departure.

Booking terms

Full payment for the rental is due no later than 14 days prior to the arrival day unless otherwise agreed.

Damages: You must keep the accommodation in good condition and repair and tell us immediately if anything gets broken or damaged. You must return the accommodation and its contents in exactly the same condition as they were when you arrive, and not alter them in anyway.
You will be liable for payment of charges for damages beyond normal wear and tear during the rental period

Cancellations: Cancellations must be confirmed in writing.
Refunds will not be made for non-arrivals. Unless otherwise agreed you may cancel this agreement at any time without penalty by giving notice at least 14 days before the booked arrival day. Cancellations, either before or after the booked arrival date, must serve a 14 day cancellation notice unless otherwise agreed. Cancellations within the 14 day period will face a charge of 2 week’s rental or the total amount due, whichever is the lower

A deposit of £500 will be charged to cover for outstanding bills or damages plus £250 pounds rent. The remaining full rent is required no later than 14 days prior to arrival to guarantee the accommodation. In the event of cancellation and/or early curtailment (where all charges have been paid in full), the provider will retain the payment of £250. Cancellation prior to arrival must be given the company in writing. The rent for the reserved period will be refunded less than any reasonable cost or charges considered fair and reasonable, for all or any part of the rental period if the apartment is re-let.

Guests can extend their stay, subject to availability and advanced payment by giving notification no later than 4 days before the reserved departure date. Full Terms of Business will be given the guest at the time of booking.
