Cancellation prior to arrival:
Stays of 1-6 nights – 72 hours notice
Stays of 7-27 nights – 7 days notice
Stays of 28 nights – 14 days notice

Cancellation after arrival:
Stays of 1-6 nights – no cancellation
Stays of 7 nights+ – 14 days notice

Deposit & Damages: whilst a deposit is not required, guests are responsible for any damages caused during their stay. If the apartment cannot be rented out due to damages, the provider reserves the right to charge guests for lost income whilst the property is being repaired so it can be deemed fit for purpose. The person who made the booking (and guest) will be kept informed of these potential charges and documented & photographic evidence will be available. These charges will be billed to the original booking credit card, unless other arrangements are requested at the time of departure

Extensions: if your initial booking is for 60 nights plus, you will have the option to extend. 14 days notice is required to guarantee an extension to a current stay and extensions requested less than 14 days in advance are subject to availability. For initial bookings of less than 60 nights, requests for extensions will be subject to availability.

The brand new 2-bedroom apartments will be available to book from the end of February 2012. They are on the ground floor and the lower ground floor and each can sleep 5 guests as they have a sofa bed in the living room

Stays of 1-6 nights can only be confirmed close to arrival date. The price is £150 for a studio and £180 for a 1-bedroom apartment – per night and inclusive of VAT

CANCELLATION CHARGES:

Reservations between 1 – 7 nights will have to be cancelled by the guest 7 days prior to arrival date to avoid a cancellation charge of 1 nights accommodation.

Reservations of 7-28 nights should be cancelled 10 days prior to arrival date to avoid a cancellation charge of 7 nights’ accommodation.

Reservations of 28 + nights or more should be cancelled 30 days prior to arrival date to avoid a cancellation charge of 7 nights’ accommodation.

The cancellation charge will be limited to an amount not exceeding 7 nights apartment charge.

METHOD OF PAYMENT:

Reservations between 1-7 nights, the full amount will be charged at the time of the booking.

Reservations made for 28+nights, a deposit of 50% of accommodation amount is required at the time of booking and the outstanding balance will be payable prior to arrival.

The provider accept the following credit cards: VISA, MasterCard, Maestro UK, Maestro Inernational, AMEX and JCB. For guests who wish to pay via bank transfer the full payment is required prior to arrival.

DAMAGE LIABILITY:

Guests are liable for the cost(s) of repair and / or replacement arising as a result of negligence with any part of the building or contents therein. A security deposit of £ 300.00 will be payable upon arrival to be held against any damage or loss caused by the client during their stay.

Outside of the period from 15th June to 15th September 2012, the provider require full pre-payment of accommodation and a security deposit upon arrival. During the period from 15 June to 20th July 2012 there is a minimum of 4 (four) weeks stay and one week non-refundable deposit is required at the time of booking in order to confirm the reservation. Full pre-payment of the balance is required 30 days prior to arrival date otherwise the booking will be released

Olympics Period: During the Olympics period (from 20th July up to 15 September) there is a minimum of 2 (two) weeks minimum stay and we require full prepayment (NON-REFUNDABLE) of accommodation rental in order to confirm the booking.

Credit card charges: outside the summer period your card will NOT be charged at the time of booking but simply used to guarantee the reservation. The card will only be charged if you fail to arrive at the apartment without prior cancellation (see cancellation policy below). Please note that payments made by credit/debit card attract a surcharge of 3.5% for American Express, 3% for Mastercard or Switch/Maestro and 2% for Visa. Payment with a debit card from a UK Bank will not attract any charges but all other debit card will be charged as above

Cancellation policy: Bookings of 1 – 6 nights should be cancelled no later than 4pm on the day prior to arrival. Bookings of 7 nights or longer should be cancelled not less than 7 days prior to arrival. Later cancellation results in the 1st night being charged. Booking terms

Full payment for the rental is due no later than 14 days prior to the arrival day unless otherwise agreed. Payment is due before arrival. For stays over two months payment is required on a month basis. Please note there is an administration fee of 2½% for credit card payments except for American Express which is 4%.

Damages: The apartments must be kept in good condition and repair and tell us immediately if anything gets broken or damaged. Guests must return the accommodation and its contents in exactly the same condition as they were when they arrive and not alter them in anyway. Guests will be liable for payment of charges for damages beyond normal wear and tear during the rental period

Cancellations: Cancellations must be confirmed in writing.
Refunds will not be made for non-arrivals. Unless otherwise agreed guests may cancel this agreement at any time without penalty by giving notice at least 14 days before the booked arrival day. Cancellations, either before or after the booked arrival date, must serve a 14 day cancellation notice unless otherwise agreed. Cancellations within the 14 day period will face a charge of 2 week’s rental or the total amount due, whichever is the lower

Booking terms

In order to reserve and guarantee an apartment, the provider require credit card details. A Credit Card Form must be filled in, signed and sent to the provider to accept that payment is charged to the card. All credit cards are accepted and no fee is charged. Payment can also be made by bank transfers, sterling bank draft, sterling travellers chequies or cash in pound sterling.

A deposit of £500 will be charged to cover for outstanding bills or damages plus £250 pounds rent. The remaining full rent is required no later than 14 days prior to arrival to guarantee the accommodation. In the event of cancellation and/or early curtailment (where all charges have been paid in full), the provider will retain the payment of £250. Cancellation prior to arrival must be given the company in writing. The rent for the reserved period will be refunded less than any reasonable cost or charges considered fair and reasonable, for all or any part of the rental period if the apartment is re-let.

Guests can extend their stay, subject to availability and advanced payment by giving notification no later than 4 days before the reserved departure date. Full Terms of Business will be given the guest at the time of booking
